Nestor J. Limas brings 20 years of institutional investment management experience as a principal of Coliseum Development Advisors and Colombia Investment Group. Nestor’s corporate background is rooted in the investment firms of AEW Capital Management and General Investment and Development.
Corporate tenure coupled with his entrepreneurial integrity has developed Nestor’s investment strategy that risk adjusted returns are only identified and achieved by having a realistic approach to complex capital structures, ground-up development, acquisitions, underwriting and effectively managing internal & external teams.
Under his management, his firms have managed many residential multi-family, condominium, hotel, retail, mixed use, and income producing commercial, including a 104 unit condo conversion, 400 units in urban in-fill locations, and development management of a 2,000 acre master planned community in Rancho Santa Margarita, CA valued in excess of $1 billion. International projects includes 1,500 single family Costa Rican master plan community involving acquisition, development, property management of multiple condominium units, and consultation with a leading architectural & engineering firm. Colombian projects include a stem cell clinic and golf course master plan community.
Nestor was born in Bogota, Colombia and has resided in Boston, MA for the past 30 years affording him a bi-cultural understanding of each country's business dynamics.
Nestor is a graduate of the Wharton School at the University of Pennsylvania and is a member of the Urban Land Institute.
Sergio has 23 years of professional service and principal investment experience mainly in financial consulting, merger & acquisition (M&A) and other transaction due diligence and alternative investment consulting. He has worked with clients across industries including large and small cap strategic and financial buyers, asset managers and private equity investment firms.Most recently, Sergio served in a hybrid business development and acquisitions role at Capstone Properties where he participated in the syndication of over $80 million of direct real estate transactions across a diverse set of property types including multi-family residential, office, retail and mixed-use assets. In addition to leading acquisition due diligence and underwriting efforts, working with lenders to secure financing and preparing equity offering documents, Sergio also was also responsible for post-investment asset and property management, leasing and general investment oversight across the property portfolio. Sergio managed capital improvement projects budgets ranging from $500,000 to $3 million. Previously, Sergio spent over 10 years at KPMG advising corporate and financial buyers on M&A and restructuring transactions, including financial and operational due diligence, transaction structuring and integration planning. These transactions ranged from $50 million to $2 billion in deal value. Earlier in his career Sergio held investment analyst roles with a fund-of-funds and mid-stage venture capital investment manager.Sergio holds a BS in Accountancy from Bentley University and is a licensed Certified Public Accountant (CPA) in Massachusetts and New York. He is a licensed real estate salesperson and a member of the International Council of Shopping Centers, Inc. (ICSC).
Senior design architect with over twenty years of experience in the architectural field. Experience includes project structuring, feasibility analysis, site negotiations, planning, city submittals, lead designer, project marketing strategies development using new technologies like virtual reality and augmented reality, construction supervision and project manager for multiple large scale residential and commercial projects.
David Choi is an award-winning architect and owner’s project manager and has over 20 years of comprehensive experience through all phases of planning, design, and construction process. His work has been placed in international competitions ranging from academic campuses to urban design of districts.
Mr. Choi has the proven ability and expertise to manage the most complex design and construction projects. He identifies critical challenges and resolves conflicts before they escalate into major problems. Furthermore, having worked with both private developers and government agencies, he brings unique expertise that balances knowledge of project financial modeling and complex regulatory procedures. He brings to the team over twenty years of experience in the Article 80 (large project review) process with the Boston Planning and Development Agency.
As a certified Owner’s Project Manager for State projects, Mr. Choi has the unique background of having been a design consultant to various Massachusetts Public Agencies on their complex mission critical projects. Mr. Choi provides clients with M.G.L. Chapter 149/149A consulting services. Mr. Choi also offers expertise in local and state construction permitting.
Building Information Modeling “BIM” is the future of project management which David has collaborated on several national and international projects utilizing this platform.
Marcos is a recent graduate from Suffolk University with a BSBA in Finance and minor in real estate. He has been with Coliseum Development Advisors for two years starting as an assitant project manager and has now become one of our Asset Managers. Marcos' primary responsibilites are to assess our asset status, needs, risks, goals and keep the porjects moving forward.
